Landlords are paid monthly by bank transfer from the Uptown Properties account.
We pay the bills so you pocket the full amount of rent we pay you.
Uptown Properties pays landlords a guaranteed rent so you can be assured that these types of issues won’t affect you. You will be paid the agreed amount every month even if your property is empty.
In the interests of building long term relationships with our landlords and tenants, we prefer a term of 2 or 3 years although we can be flexible on this. Whatever the length of the agreement, our contracts include a break clause halfway through.
Yes, just as a standard tenant would be expected to pay a deposit so do we.
You will be renting your property to Uptown Properties so your contract is with us not with the individual tenants.
We donâ€™t let to DSS, Local Authorities or families with children. The majority of our tenants are working professionals. All tenants undergo reference and credit checks before being accepted into a property.
In order to keep the number of tenants in the property low we prefer to rent to single professionals. We would never overcrowd a property and stay well within UK government guidelines in this regard.
You can let your property to us furnished, part furnished or unfurnished.
We are fully responsible for our tenants. A reasonable amount of wear and tear is to be expected but if there is significant damage caused by our tenants we will repair it. We pay you a deposit at the start of the agreement and we do what we can to ensure it’s returned to us in full at the end.
No matter how well your home is looked after, eventually something will need repairing. Should this happen you are free to make your own arrangements or we can take care of the arrangements for you. We’ll call one of our trusted trades people and get your approval on the quote before they start the work. We earn ZERO commission from this, it’s just part of our service.
